Step-by-Step Auction Participation Process
- Register on the Official Portal
You cannot bid directly on the BDA website. You must register an account on the Karnataka Public Procurement Portal (KPPP), which is the centralized system hosting all government e-auctions. - Download the Auction Catalogue & Visit the Site
Locate the Dr. Shivaram Karanth Layout auction listing on the portal to download the map and layout schedule. BDA properties are auctioned on an “As Is Where Is” basis. It is highly recommended that you physically visit the plot to check its exact dimensions, access roads, and alignment before bidding. - Pay the Earnest Money Deposit (EMD)
You must pay a refundable EMD of ₹4,00,000 per site to qualify for bidding.Crucial Rule: The EMD must be paid directly through the KPPP e-auction portal using net banking, NEFT, or credit/debit card. Do not remit money straight to the BDA bank account, or a 5% penalty fee will be deducted when your deposit is refunded. - Submit Your Bids
Once the auction window opens, you can log in to place your bids. The minimum bidding increment rule usually applies (typically ₹500 per square metre). - Post-Auction Steps for Winners
If you emerge as the highest bidder (H1):You must pay 25% of the total auction bid value within the short stipulated timeline (typically 72 hours to a few days).Submit your physical documents to the BDA head office for verification.The remaining 75% balance must be settled within the timeframe specified in the BDA allotment letter. Unsuccessful bidders will have their ₹4 Lakh EMD auto-refunded to their registered bank accounts.
